Home Staging “Post-Listing” in Austin, Texas

Consider this scenario:  Your home has been on the market unstaged for 3 months.  You’ve had multiple showings, a few lowball offers, and have already reduced your listing price by $10,000.  Is it worth staging your home now, after you’ve lost money and your home has lost the freshness of a “new” listing?

As a professional Home Stager with Design Rewind, I get asked that question a lot.  And my answer almost always is…………..Yes!  It’s worth staging your home even late in the game.  And here’s why:

Home Staging is a small investment compared to what you could lose.  Nobody likes to lose money on an investment.  It can be devastating to see your home’s price lowered by 10, 20, even $30,000  in the first few months, as you try to capture buyers’ interest.  The fees for a professional Home Stager are nowhere near that amount, and while potentially spending $1,000-$2,000 on Staging isn’t cheap, it’s considerably less than even your first price decrease.

Staging freshens your home’s appeal online.  A majority of today’s buyers are online viewing potential homes long before contacting a Real Estate agent.  By having your home professionally staged, your updated MLS pictures will appeal to a much broader buyer base, who are swayed by how a home appears online.  Staging creates a clean, updated, and appealing home that invites buyers to take a second look.

“On the fence” buyers can now see your home’s true potential.  You may have had multiple showings of your home, but buyers remained unconvinced that this was the home for them.  A staged home appeals to buyer’s emotions because it makes a connection with them.  They can picture their family enjoying time together in that cozy den.  That kitchen is just perfect for entertaining!  And did you see the Master Bathroom?  It feels like you’re at the Spa!  That’s what Home Staging does……..it taps into a buyer’s emotions, and creates the desire to make this house their home.

The longer your home remains unsold, the more money you’re spending on its’ mortgage and expenses.  According to recent statistics from the Real Estate Staging Association (RESA), unstaged homes take much longer to sell than staged homes.  Carrying those fees each month for your mortgage, utilities and expenses can be frustrating when you just want to move on to the next phase of your life.  Perhaps you have a bid in on another home.  Or maybe your company has relocated you to a new city, and your old home just sits there, unsold.  Who wants to keep paying for something you’re not even mentally invested in anymore?  Or worse, have to carry two homes with all their associated costs??  Home Staging can shorten that process and get you on to your future.

So whether you’re about to put your home on the market, or it’s already been there for more months than you can count, remember that Home Staging can be the investment that gets your home SOLD.
